THE REAL (ESTATE) STORY

HOME OF THE WEEK this week is 1517 Camphor Way in Lodi’s Whispering Oaks neighborhood. For a good look at this fine home, flip to the cover page of this very missive! I remember marketing the Whispering Oaks project when it was brand-new. This particular model was far and away the most popular! In fact, Bennett Development had such success with it that they built a slightly modified version (The Bordeau) in their Wine Country subdivision in Woodbridge! The Bordeau proved to be the most popular floor plan in Bennett’s Wine Country project.


What makes this plan special? I think it’s the flow and openness of the design. The high ceilings and many features also contribute. On top of all this, the owners of 1517 Camphor Way have made this home one of the cleanest and best-presented homes I’ve had the pleasure of marketing! (It also helps that the price was just REDUCED to $459,950. For 2125 square feet, that puts the price-per-foot at under $217.00!). At this new price, this home should sell quickly.


IN OTHER NEWS, 2100 Corbin Lane is now priced at $369,950! This comfortable Westside home has just been upgraded and it shows VERY well. NEW 30-year composition roof! DON’T GET the wrong idea about this real estate market: Homes are SELLING! However, with three times the listing inventory out there, proper pricing is all-important. On top of price, Sellers need to make an extra effort to make their homes stand out from the (increasing) competition. It’s a pleasure to have such nicely-presented homes in my listing inventory.

This place is sharp.
