THE REAL (ESTATE) STORY

DO YOU EVER DREAM that you’re flying? I was floating through the shifting currents, high above the rocky hills and sandy valleys below. I was following a large sea turtle who floated serenely high above the sand like a Thanksgiving Day Parade balloon.
You guessed it. This was no dream. Snorkeling feels like flying!
REAL ESTATE? Oh, yes! CONGRATULATIONS to Pete and Linda Agatep on their recent purchase of investment property. Since I was the Realtor AND the Seller in this adventure, I’ll hold off on the self-congratulation.
This was an interesting sequence of transactions. My sale to the Agateps was the first "leg" of a 1031 tax-deferred exchange. I rolled the capital gain into the replacement property, a Lodi rental home (Congratulations to my Mystery Seller in that transaction!). Since the cash from the first sale allowed me to own the replacement property outright, I had no loan on it at all…for a couple of days…until the "cash out" refinance loan funded and I pulled out a chunk of change to go do it all again! We closed on the Agatep sale on a Monday, the replacement-property purchase on Wednesday, and the refi on Friday. Busy week.
I MENTION this to illustrate one more of the many ways real estate investment (in my humble opinion) is superior to other forms of investment. If I had made a profit in the stock market and I wanted to take the gain and invest in something else, my Uncle Sammy would be there to collect his share off the top, thereby taking a sizable bite out of my investment capital. The 1031 tax-deferred exchange allows an investor to transfer ALL of the gain (less costs of sale and exchange fees) to the next investment! Thanks, Uncle! Also, refinancing is not a "taxable event", which means you can pull equity out of your investment without incurring an immediate tax hit. These are good tools if used properly. Since I am NOT a tax expert, I encourage you to get professional advice before you pull the trigger on any investment strategy. I just want to pique your interest a little. Questions? Let’s talk.
THE PAVED ROAD ENDS just past Makena in South Maui. If you know where to find the opening in the fence, you can walk an arduous trail across broken shards of lava to some of the prettiest snorkeling coves on the island. Blue sky, blue-green water, fish of every color and size…and as I paddled back toward the rocky shore at the end of my adventure, the BIGGEST sea turtle I’ve ever seen, swimming up from under a big rock twenty feet below me! This was not the serene guy mentioned above, but a bigger, bolder, more curious feller! It’s the first time I’ve ever found myself backing away from a sea turtle! Usually they’re moving away from you. He wasn’t nasty, just curious, but he gave me a bit of a thrill.
MY SUNWEST listing is in escrow now, but let me remind you about a few others! 2177 Eaton Drive is a GREAT value in a 3000-square-foot home! Five bedrooms, three full baths, three-car garage. A GOOD TIME was had by all who attended last Saturday’s Family Faith Festival in Hutchins Street Square. THANK YOU to all who worked so hard to make the event a reality, from the corporate sponsors to the many supportive churches to the volunteers and the folks who manned (and womanned) over a hundred booths!
OUR LITTLE BOOTH gave away THIRTEEN-HUNDRED TWENTY free bottles of icy-cold water! Cold water on a hot afternoon. An easy sell! Sherry, John and Pat had a great time handing out water, visiting with Festival-goers and helping people sign up for our special drawing. We drew two names from each Realtor’s stack of signees. Here are the winners! For Sherry Dickhoff’s group: Aaron Greenmeier and Valerie Hughes. For Pat Piccardo’s group: Tom Allen and Keri Leskinen. For John Manguso’s group: Lesley Stone and Kaye White. Each of these folks will enjoy a great lunch or dinner at my favorite Lodi Italian restaurant, Pietro’s! Mangia! (Mangia means "Eat!" in Irish).

SOME FRIENDS from the local chapter of the Christian Motorcyclists Association showed me a nice Harley that was up for sale at the Festival, but Julie dragged me away. The CMA is quite an organization. Their vision is "Changing the world, one heart at a time". Members (obviously) love to ride, but they do a lot of good stuff! In 2004, the CMA donated almost $550,000 to each of three ministries (Jesus Film Project, Missionary Ventures, and Open Doors) as a result of their Run for the Son fundraiser!
I REMEMBER a long-ago Promise Keepers convention at Bulldog Stadium in Fresno. The row ahead of me contained a whole line of Christian CHP officers, shirts off, enjoying the day. Across the aisle was a whole row of bikers with the dusty,scruffy full-leathers "outlaw" look. I joked that we had "Cops For Christ" on one side and "Thugs For Christ" on the other! To paraphrase Jesus, it’s not the outside that matters…it’s what’s inside that counts. Have a great week! See you next Sat.

THE REAL (ESTATE) STORY

TOMORROW AFTERNOON. 3 p.m. to 9:30 p.m. FREE! I’m describing this year’s Family Faith Festival! Hutchins Street Square will be transformed into an open-air concert hall with lawn seating for all! Booths will line the perimeter of the grassy area. Statesman Realty will be there handing out 1200 free bottles of water! Look for Sherry Dickhoff, John Manguso, and Pat Piccardo…not to mention the occasional appearance of Don Brandt, Greg Adams, and Vi Eckroth (My Director of First Impressions)! I’ll be floating around too. Hope to see you there!
THE EVENT will feature nearly nonstop music all day, culminating in the appearance of the mega-popular musical group Avalon, fresh from their performance at Arco Arena. My niece Suzanne Endermann and her band, MercyFlood, are in town from San Diego to play the Festival (They go on at 3:45). They’ll also play all three morning services at Horizon Church in Galt, so they’ll have a full day! They’re young and strong. They plan to have a great time. Julie and I will bunk ‘em and keep them well-fed.
CONGRATULATIONS to Patrick and Cherie Archibeque on the successful purchase of their Lodi home! The Archibeques moved here from Woodland. Make them welcome in Lovable Lodi!
THANK YOU to Stockton Realtor Jeanne McGurk who represented the Sellers in this transaction. This was one of our more exciting escrows (The lender disappeared for three weeks as we approached the closing date), so Jeanne and her assistant Sharon Byers and my right-hand lieutenant Greg Adams and I were all very pleased when we put this deal to bed. This business is great: You can have a full aerobic workout without leaving your desk. Our pulses are all back to normal now.
STUFF HAPPENS. My job is to guide my clients through the "white water" of their real estate transaction. It’s a great feeling to make it through the rough waters without crashing on the rocks! Buying and selling real estate is NOT a do-it-yourself project.
